We start with how you live, the pieces you’re keeping and what you love. Every option comes with a reason and our suggestion, and you decide.
Every piece is drawn on your plans three ways and priced, with a reason and our suggestion, then redrawn with you until it’s right, never billed hourly.
We draw and render every room in scope, the furniture placed and dimensioned on your plans, so the guest bath is designed as fully as the kitchen.
Text us a photo, a measurement, a tile you saw, a doubt. We draw it and send it back, and you deal with the same small team throughout.
Your builder orders tile, stone and plumbing from our parts list. We order furniture, lighting and decor, check each against your design, and claim anything that arrives damaged.
The design fee is $2.50 a square foot of the rooms in scope, once. What you buy is our cost plus 20%, published retail beside it. Membership is optional.

None of these looks like the others, because each was designed around its owners. Two Austin houses now being built, one a remodel and one new, then four more from San Francisco to Marfa.

In 2026 we were given a written proposal from a traditional high-end Austin design firm for a 5,000 sq ft house. Here it is line by line beside ours, including what their fee covered that ours doesn’t.

How the work runs
Twelve rooms half-decided is how a remodel stalls. We take one, finish it, and lock it.
The living room, 22′-7″ × 20′-11″: three schemes drawn on your walls, priced, then redrawn until one is right.
What it costs
Plans, elevations, renderings, selections and the ordering, for the rooms in scope. As many rounds as it takes, never billed hourly.
Optional, for evolving the house with us: changes to the rooms we designed, product research and replacement pieces, and your file kept up to date. New rooms are $2.50 a square foot.

Add a guest suite next year and it’s scoped and priced the same way. Freight and tax are at cost, storage is billed separately, and your contractor bills you directly.
The design fee is paid 80% when you sign and 20% when we deliver the drawings and parts list.

Before you text
Yes. Once per project, for the rooms in scope, however many rounds it takes. Two things sit outside it: what you buy through us, billed at our cost plus 20%, and the membership, at $49 a month, if you want it. Storage, if you need it, is billed separately.
Because we charge for the design, not the hours around it. The fee is by the square foot, agreed before we start, so the time spent drawing, redrawing and agreeing changes is inside it. We don’t keep a showroom. We don’t run weekly site visits or the installation, which the proposal’s fee also covered; your contractor runs the site. Every room in scope is drawn and rendered.
Only if you want to keep evolving your house with us: a new rug, a refreshed room, the right replacement when something wears out.
